June 13, 2007 - The number of condos for sale downtown was higher today by ten, with 462 units on the resale market. There were 548 on the market this same week last year, so inventory is down 15.69%.
The average price was lower this week at $768,923. While lower, this figure is +3.57% higher than the first of the year and +4.57% higher than a year ago.
The median price was equal to last week, steady at $549,000. This is -3.60% lower than the first of the year and -12.01% lower than a year ago.
The trimmed average price was slightly higher at $668,203. This is 1.78% higher than the first of the year.
The average price with the apartment conversions removed was slightly higher this week at $856,754, which is 9.45% higher than when I first started to track it.
NEW THIS WEEK: Tracking the entire MLS inventory for downtown (includes developer units on the MLS), and the average price not considering the conversions, bank-owned, and short-sales.
The average price with developer units included is $791,243.
The average price not including bank-owned, short-sale, and conversions is $876,169.
There were a total of 35 units pending sale during the previous 30 day period, with an average price of $659,418 and an average price per square foot of $547/sq.ft.
40 condos closed sale during the previous 30 day period, with an average price of $593,095 and an average price per square foot of $551/sq.ft.
